Log Burner

Our log burner was installed just before Christmas 2010.
The chimney stack in our house is unusual – it’s in the middle corner of all the main rooms. The log-burner is built into the chimney with a long flu up to the ceiling.
It’s certainly a feature.

More About The Neighbourhood

To the right of our house is a private gravel drive which we have shared access leading to the back garage.

On the other side of that drive is the Riddell Hall.
It’s very convenient to be so close to the hall and it’s not usually any problem, except very occasionally when parking can be difficult – but this house has enough off-road and garage parking space.

Extension

It has planning permission for a 2 storey extension that would replace the double garage.
 
The power of our planning permission that we have is that it could be built in 2 different ways – either as an extension to the house, or as a separate dwelling.

The Garden

The “cottage garden” is one of the best features of this property. It extends to the front, side and rear and has many different parts. It is a very wide plot at the front and tapers.

 

Under the tall trees is a wood store for the log-burner with easily enough space for as much wood for a winter and more besides.

Development Ideas

  • Essentially, it needs modernising, throughout
  • It could do with new windows. The rear has UPVC double glazing.
    At the front it has very old sash frames and in the lounge there’s replacement internal glazing which is in bad state of repair.
  • The boiler is old and needs replacing, if a Combination Boiler was installed then it would free up space in the 4th bedroom where the immersion heater is now.

Here are some more ideas for what could be done:

  • The new boiler could be be supplemented by a boiler on the wood-burner that could be installed in the dining room.
  • En-suites could possibly built for at least one of the bedrooms
  • The family bathroom could be doubled in size by knocking into the existing study (4th bedroom)
    Alternatively, the bathroom could be moved into the study, and and an attractive new study could be built be put where the existing bathroom is, overlooking the patio.
  • If you don’t need the back garage then it could be converted into a smashing conservatory/summer house, which would be surrounded by garden. If you don’t mind losing the downstairs shower-room then you could build a linking corridor to the new structure.
